Many manufactured homes are merely anchored to the ground to keep them level and resist storms and bad weather. Because they are often not permanently built onto a foundation or crawl space, they usually fall in value, while their neighbor’s foundation-built site constructed home increases in value year after year.
The trap
Many owners of manufactured housing have found themselves trapped between falling property values and their remaining mortgage balance. This situation can leave the owner of a manufactured home owing thousands of dollars more on their mortgage than what they are able to sell their property for. This can create a real hardship for relocations or other unexpected changes
Seller woes
Many lenders will not finance non-permanent manufactured homes. This often leaves them on the market for a much longer time. They are also more difficult to re-finance, leaving the owners stuck paying higher interest rates.
Can’t build here
Many subdivisions will not allow manufactured homes in the neighborhood, and with good reason. Due to their declining value, manufactured homes can actually bring down the value of the homes around them. Perhaps the wisdoms of these subdivision managers should be well heeded
